CHECK-IN & CHECK-OUT

Check-in is scheduled for 4:00 pm, and check-out is scheduled for 11:00 am.
We do offer packages where guests can purchase an early check-in or late check-out based on availability.

Our staff is onsite from 8am-8pm daily. If you plan to arrive after 8pm, please call or text the hotel directly and we can instruct for parking and further check in instructions if needed.

Yes. If the guest room is not available for check in upon arrival, our staff will store your luggage and place it in the guest room when it is available. We can also store luggage after your departure if you plan to spend the day in Portsmouth after check out until 8pm.
LOCATION & ACCESSIBILITY

Absolutely. We are located in the heart of downtown Portsmouth. Literally steps from all of the historical landmarks, great restaurants and shops. If you are looking to get around Portsmouth without needing to walk, we do have on-site parking (first come, first serve).

Yes. We offer onsite parking service for $40/ night/ vehicle and limit it for small suvs and compact size vehicles. Parking can be added during the booking process or prior to arrival. Parking service is available between the hours of 8am-8pm. Alternative parking options nearby: Bridge Street Lot, State Street surface parking or the Foundry Garage.

Yes. Room 1, Deluxe Double Queen, is wheelchair accessible per ADA requirements.

Yes, there is an elevator. Please understand that only rooms 1, 2, 3, 12, 13, 14, 15, 301 do not have any stairs to access the room. All other rooms even with the elevator require between 1 and 4 steps to enter. In preparing for your stay, if you are unable to do stairs, please let us know- as we would be happy to move your room to one that does not include steps (if available).
ROOMS & AMENITIES

Room types include Standard King and Queen Rooms, +Plus King and Queen Rooms, Double Queens, Suites and an Accessible Room. Hotel Thaxter offers full apartment suites located on the third floor of the building. Suites 301 is a one bathroom, one bedroom king room with a pullout sofa bed that is accessible by elevator. Suite 302 is a 1.5 bathroom, one king bedroom with pullout sofa that has an internal step, but is also accessible via the elevator. Suite 303 is a two bedroom (one king, one queen), two bathroom, with a pullout sofa bed that is only accessible by stairs. All three units are equipped with a full kitchen, flat screen TVs, in unit washer and dryer and dining area.

+Plus rooms are slightly larger and also include a mini fridge, Robes, Nespresso coffee maker and tea kettle. +Plus rooms include room numbers 1, 2, 3, 4, 11, 13, 14, 15.

Each room includes complimentary free Wi‑Fi, flat-screen TV, lobby coffee, snacks, sparkling and still bottled water, ensuite guest bathroom, hair dryer, iron and ironing board, shower products and plush down bedding.

Yes, we are able to add a “Pack n Play” to your room upon reservation. There is a $25 fee for a “Pack n Play” to do so. Please let us know if you would like to make a request at stay@hotelthaxter.com.

We do offer roll-away beds for an extra fee of $50/night in certain +Plus rooms. If you are not reserving one of these +Plus rooms, we would recommend looking into additional rooms if your party exceeds the maximum number of guests per room.

We do not have a kitchen or microwave on-site that guests may use.
We do offer miniature refrigerators in +Plus Rooms, at no additional cost. For rooms that do not have that additional amenity, we provide 6 can, portable, miniature refrigerator rentals for $15.

Yes, we are onsite and available by phone call or text from 8am - 8pm daily. If you need assistance, we encourage you to take advantage of the personal concierge service. They are only a text away!

Contact our front desk at 603-294-4292 with a description of the item and dates of stay. While we are not responsible for lost items, we will do the best we can to locate them! If items are found, we will hold items for 30 days and ship items at the guest’s expense upon request.

No. Hotel Thaxter does not offer complimentary breakfast. Although, we do offer complimentary coffee, tea, assorted snacks and granola bars.

Yes, coffee and tea are available in the lobby 24 hours a day.

Yes, ice and ice buckets are available in the lobby freezer for your enjoyment while onsite. Ice is limited so we ask that you refrain from packing your cooler with ice.
POLICIES

Hotel Thaxter is a non-smoking property including the use of vapes, cigarettes and marijuana. A $250 fee will be applied to your final bill if we discover odor or items pertaining to smoking in the guest room.

Although we love our four-legged animals, we do not allow pets on the property.

Yes, children over the ages of 12 are permitted at the hotel.

Taxes and fees are not listed in the nightly rate. By selecting the specific room(s), you will find the total amount for your stay including any applicable taxes and fees.

Yes. We offer gift certificates which can be purchased online or at the front desk until 8pm. We also offer seasonal packages and promos listed on our website and on the booking page. If you do not see one, we are not offering them at that time.

Yes. We offer one meeting space that has a maximum capacity of 14 guests around a table or 20 guests seated theater style. We can provide AV equipment if necessary. Please contact Michaela@hotelthaxter.com for inquiries.

BOOKING PROCESS

You are able to book your accommodation right from our website. On our booking page, please select the dates of your stay and total number of guests. The system will show you the available rooms, as well as the price for the nightly rate. By “selecting” your room of choice, you will see the total including taxes and fees, to where you can proceed to the booking page. Through the booking page you will also see a section of “add-ons” that you can apply to your reservation (ex. Late Check Out, Early Check Out, Chocolates, Flowers, Champagne). After surpassing the add-on page, you will be able to click on the button “Book now”, to confirm your reservation. Following that, you will receive a confirmation e-mail as well as a text message regarding your recent booking.

After completing the booking process you will get an automatic booking confirmation via e-mail, containing details on your reservation, as well as a confirmation text message.
The evening prior to your arrival, you will receive a text message to complete your digital registration with us. Since we are a self check-in hotel with no front desk, and limited staff on site, we require that this registration be filled out prior to your stay. Once you have completed the registration form, the morning of your arrival you will receive your door access codes to the property just shortly before our scheduled check-in time. You will also find some helpful reminders for during your time with us.
We highly recommend double checking the e-mail and phone number you provided on your initial booking confirmation. If you need to update your contact information, please e-mail: stay@hotelthaxter.com. -

Before finalizing your reservation please double check that you had entered your email address and phone number correctly. In some cases, our emails can also end up in the “spam folder” so please check it as well. In any case, contact us by email at stay@hotelthaxter.com as we will be very happy to assist you.

We require all guests to at least be 21 years of age to book a stay with us. At the time of arrival, we do request an ID to be uploaded to your guest verification. If that ID does not list a date of birth that would equal an age of at least 21 years of age, we will cancel the reservation.

You can book as many rooms as are available for the requested, selected period. If you are interested in blocking off the entirety of the hotel, please reach out to stay@hotelthaxter.com.
PAYMENT / CREDIT CARD GURANTEE

If you are to book with our Standard Rate, or Military Rate- we require a minimum deposit of the first night’s fee at the time of booking. The remaining balance will be due 7 days prior to your scheduled check-in.
Non-refundable rates require 100% of the full reservation at the time of booking. -
We do. At the time of filling out your digital registration form the evening prior to arrival- you will be prompted to enter your credit card information for us to hold a $100 security deposit. If there are damages noticed after a guest checks out, this is in place to cover those damages (provided the guest is indeed at fault).
Security deposits will be released automatically after our staff has fully cleared the room(s) of no damage. -
After paying the booking deposit, the remaining balance (if applicable) will be charged automatically by Hotel Thaxter, 3 days prior to your check-in with the card that was used to book the reservation. If you need to update your card information please reach out to stay@hotelthaxter.com. Guests will not receive their check-in information if the reservation has not been paid in full.

We require a valid credit card in order to confirm a reservation.

We currently offer a military discount. This discount requires guests to provide a military ID prior to check-in.
CHANGE OF A BOOKING / CANCELLATION

If you are interested in making any changes to your reservation, please contact stay@hotelthaxter.com.

When your reservation is cancelled, you will get a cancellation confirmation from us- unless you have booked through a 3rd party (ex. Booking.com, Expedia, Priceline). If you do not receive that confirmation within 30 minutes, please contact us at stay@hotelthaxter.com. All refunds take 5-10 business days to process.

For fully flexible reservations: to avoid penalties, all reservations must be canceled by 4 p.m. local hotel time at least 3 days (72-hours) prior to arrival. Cancellations made after this deadline will result in charges for the entire duration of the reservation.
For pre-paid nonrefundable reservations: these reservations are non-refundable, non-modifiable and no credits will be issued.
If you have booked your stay through Booking.com, AirBnB, Expedia, or any of their affiliates, your cancellation policy is listed on your reservation confirmation. If you have booked a non-refundable reservation, the 3 day cancellation policy does not apply to your reservation. If you are to cancel- you will be charged the full amount towards your stay, no refunds.
